While most builders and developers across the country are in a “wait and see” mode, the development team at Apple Tree is full steam ahead on Cameo Court, a new gated community of cottage homes within the Apple Tree Resort in Yakima. According to General Manager, Jon Kinloch, Cameo Court will feature 2, 3, and 4-bedroom energy efficient homes that start in the low $300s.
‘Over the past 5-6 years, we’ve had a great run building $450K – $700K custom homes on and around the golf course. During that time, we’ve had many requests for smaller homes that feature the same quality craftsmanship and designer details at a lower price point.”
Situated just north of the 10th hole of the Apple Tree Golf Course, initial plans call for 39 lots in three phases, with room for expansion in the future. Ground breaking has already occurred on the model home, which will be Apple Tree’s entry in September’s Central Washington Home Builder’s Association Tour of Homes. Over the past five years, Apple Tree Construction has been a 10-time award-winner in the annual event, with two Best Overall awards and the coveted People’s Choice Award. Kinloch believes the Tour of Homes will likely generate a number of pre-sales within the community. “Most buyers are visual. When they can walk through a staged model with furnishings and accessories, it’s easier for people to see themselves living here.”
Since announcing the new development in February, the response has exceeded Apple Tree’s expectations. According to Kinloch, 25 interested buyers have completed registration forms at appletreeresort.com, all communicating a desire to purchase within the next 6-18 months. With infrastructure going in this spring and summer, Apple Tree hopes to launch pre-sale reservations in June for building starts this fall. In talking with several potential buyers in person, Kinloch is encouraged, especially given the state of the housing market over the past year. “Buyers are understandably cautious. They want to make sure they are making a wise investment. To overcome that obstacle, creating value is critical.” To deliver value, Kinloch realizes the importance of keeping prices down.
